Buying a home from a friend?

A good friend of mine from school is graduating this semester and his wife is also from the Air Force they are going to be moving where ever she is stationed. He needs to sell his house but would rather sell to a friend then deal with brokers and the extra stuff involved with selling his home. He is not looking for a profit just to sell so he can move. So question is, is this possible? What are the options that might be available to us. We live in Colorado. And also anythings to be wary of. I have been to his house before many times and love it. I trust him otherwise I would not even consider this type of option.
